Per a recent guest: Right next to the pool is a tree with incredible
flowers- they smell like heaven, fall right in the pool and decorate
the surface with a burst of color and romance, and the pool can
be lit for evening dips! Enjoy the ocean view as well as a great
deal of privacy. 
Casa Xiana is located in the heart of paradise on the Mayan Riviera,
in Playa del Carmen, Mexico, right next to a Mayan ruin. Relax graciously
in this lovely 2 bedroom 2 bath home remodeled with traditional
tile and furnishings. It is located in the intimate "Phase
I" of the Playacar residential community 40 minutes south of
Cancun, a peaceful secluded location with little traffic.
Casa Xiana is Playa del Carmen's only 2 BR villa with a
private pool, lush tropical gardens and a spectacular unobstructed
view of the ocean, just footsteps away! The garden flows into an
adjacent Mayan ruin, an archeological preserve. Enjoy a dip in the
warm aquamarine Caribbean with pleasant white sand beach, or a dip
into the pool on a relaxing moonlit night. 
The grounds include a lush tropical garden that flows into an adjacent
Mayan ruin, an archeological preserve. The patio provides a spectacular
unobstructed view of the gardens, the pristine white sand beach
and warm aquamarine waters of the Caribbean - only a short walk
away! Tennis courts, an 18 hole championship golf course designed
by Von Hagge, and a tropical bird aviary are all within walking
distance. Phase I of Playacar is closer to Playa del Carmen to make
enjoying the town more convenient.
The house is equipped to provide you with your optimal vacation
stay. It sleeps 4-7: each air-conditioned bedroom has a queen bed,
and there are 2 sofas and a double air mattress for additional guests.
Each bedroom and bathroom is located at opposite ends of the house,
allowing for privacy. The dining room and covered patio provide
ample seating.
 Full
amenities are provided, including all new appliances, well equipped
kitchen, TV/VCR for video viewing, CD/tape player, washer/dryer,
complete bed and beach linens.
Our property manager Teresa will help you to feel comfortable.
She's from the US, and is also fluent in Spanish. She can make recommendations,
help you to find any services that you might need, and ensure that
things run smoothly. As this is our first year with this rental,
rates are an excellent value. We accept VISA/MASTERCARD for your
ease in booking your next vacation with us. Nearby Attractions
Venture into Playa del Carmen, just a few minutes walk, a  bustling
town with a friendly village feeling. In Playa del Carmen you will
find excellent shopping opportunities for Mexican and Mayan artifacts.
Feast at one of the many fine international restaurants.
So many adventures to enjoy...Take a day ferry trip to Cozumel...snorkel
or scuba dive at some of the best sites with 200 foot visibility
(you can rent the gear in town)...rent bicycles or take a tour on
a fishing boat. Head north for Cancun's nightlife. Drive to Xcaret
and Xel-ha Ecological parks, or the famous Mayan ruins of Tulum,
Coba, and Chichen Itza.

We're all home now from our journey to the Mayan Riviera and to your
darling Casa Xiana! It was the perfect location to use as our home base
for all our adventures.We loved the close proximity to the warm, clear
sea and used the swimming pool daily to cool off during this hot season
and to relax and soak up the sun. Casa Xiana is well laid out, and we
were quite comfortable sharing the space because of the bedrooms being
on opposite ends of the house. We truly appriciate the updated air
conditioning units and their efficiency. All in all we loved your little
casa and the town of Playa del Carmen. Your staff was graceous and it
is refreshing to see young people like Sergio (of PBR Customer Relations) be authoritive and
respectful at the same time!

Let's just say we had a wonderful holiday, and a good part
of the enjoyment came from your terrific home. While we had
plenty of sunshine - only one day of rain - the winds were
strong and the sea choppy enough that during the entire two
weeks, that we spent very little time on the beach, other
than daily walks. We made full use of your dandy pool, practically
living on the patio. We love Casa Xiana. There's no doubt
in our minds that you have the best location anywhere in the
area. I don't think we would like to be directly on the beach,
and your place is the ideal distance from it.
All in all, our first trip to Playa del Carmen was an unqualified
success. We found lots to do in the area and have already
planned other things we want to try next time. I rather suspect
we will become annual visitors. While we've travelled much
of the Caribbean, I think Playa may well be the destination
of choice. If we're ever in a position to be travelling with
another couple again, we will definitely consider Casa Xiana
as a destination.
Overall, everything involved in the management of Casa Xiana
was handled in a very timely and attentive manner, both from
your end and on site. We are thoroughly impressed and would
not hesitate to recommend you.

We just spent a week at Casa Xiana and are already planning
to return! The house is perfect, the pool and landscaping
is exquisite, the staff are friendly and helpful, the nearby
town is fun and has wonderful restaurants to choose from,
and the birds and wildlife are fantastic and fascinating!
We arrived with plans to sightsee and take many excursions,
and did not do ONE thing, other than lounge in the fantastic
pool, snorkel in the ocean, and spend all our evenings before
bedtime sitting out on the patio as warm breezes blew in from
the ocean. It was the best vacation we have ever had, and
we give everything a "10" for perfection!
The house is perfectly laid out for separateness and togetherness
with friends, and there is nothing that isn't provided for
cooking and eating in and lounging by the pool all day!
We are recommending Casa Xiana to all our friends, and will
definitely return there in the near future!

Perhaps the best property in Playacar -- an ocean view as
well as a great deal of privacy. The garden next to the house
is lovely and being right next to a ruin is fascinating. The
design of the house provides two couples/small families with
all the space and privacy they could need. The kitchen is
very well appointed. The maid arrived every other day and
her attention to detail was luxurious -- fresh towels sculptured
into swans, our water shoes rinsed off and the home cleaned
inside and out. The new pool is spectacular. It is cleaned
every morning and can be lit for evening dips. A tree above
the pool partially shades it during the mid-day sun and it
drops sweet smelling flowers that float around you as you
swim. I spent one afternoon in the hammock watching the boys
in the pool, gazing at the ocean, reading a novel and sipping
a pina colada. It just doesn't get any better!

We're just completing our two-week vacation at Playa Del
Carmen staying at the beautiful Casa Xiana. What a truly wonderful
vacation home! It's modern, clean and fully equipped, with
a gorgeous ocean view and nestled in a large treed lot next
to an authentic Mayan ruin. Our days were spent swimming in
the blue green Caribbean and walking along the white sand
beaches. There's so much to see and do in Playa and our vacation
can only be described as a visit to paradise while escaping
the cold winter winds of Winnipeg.

My stay in Playacar was for one short, glorious week in February
2000. Accommodation at Casa Xiana was outstanding. Perfect
location with a view of the ocean from the patio! It was a
short walk to the most beautiful beaches I have ever seen.
Photos of this home on the Internet do not do it justice.
It was clean, comfortable, attractively decorated and included
all the conveniences of home. With everything so close - shopping,
swimming, scuba diving and snorkeling, sightseeing - I was
able to pack a lot of activity into one week. I would highly
recommend this holiday in heaven! Thank you for being there.
